Real estate auction software development introduces considerably different technical requirements from standard property listing or marketplace applications. Auction state can change within milliseconds, and every bidder must see an accurate representation of that state.
Real-Time Bid Synchronization
- High bidding volumes created the potential for latency, race conditions, and inconsistent auction states across connected bidders. The platform needed to reliably determine bid order and immediately propagate changes across all active participants.
Preventing Last-Second Bid Sniping
- Fixed auction closing times could allow bidders to submit bids immediately before expiry, leaving other legitimate participants without enough time to respond.
Synchronizing Online and Physical Auctions

Real-Time Bidding Engine
Socket.io was implemented to synchronize bid activity between the backend, connected bidder interfaces, and auction administration systems. Bid updates, auction status, lot transitions, and bidder activity can be propagated in real time, keeping participants aligned with the current auction state.
Soft-Closing Anti-Sniping Logic
Seasia implemented soft-closing functionality that automatically extends an auction when qualifying bids arrive close to the scheduled closing time. Instead of allowing a last-second bid to immediately end the auction, other bidders receive additional time to respond, creating a more competitive auction process.
Proxy Auto-Bidding
Buyers can configure a maximum bid amount and allow the platform to automatically increase their bid when competing offers are received. The system continues bidding according to configured increments until the buyer's predetermined ceiling is reached.
Hybrid Online & Floor Bidding
The platform supports digital bids alongside physical floor and vendor bids, enabling auction operators to manage hybrid auctions from a unified workflow.
Live Auctioneer Streaming
Dolby.io WebRTC and REST APIs were integrated to provide live video and audio from the auction environment. This allows remote bidders to follow the auctioneer while participating digitally through the bidding interface.
Scheduled Auction Automation
Bull, Redis, Agenda, and Node-Cron support background processing and scheduled auction operations, including auction activation, lot transitions, closing processes, scheduled tasks, notifications, and supporting workflow automation.
Bidder Verification & Paddle Management
The application incorporates bidder verification and paddle allocation so authorized participants can be clearly identified before participating in high-value auctions.
Integrated Financial Workflows
Peach Payments and Ozow were integrated for payment processing and deposit-related workflows. The platform also automates PDF invoice creation and distributes relevant financial documents through email.
